MARION – Ground was broken on May 9 for the multifamily development to be known as Green Park Apartments. The property at 3100 10th Avenue, Marion was previously home to the YMCA for over 50 years. It’s now slated for a 147-unit residential development.
Instead of the original plan of three buildings, the 147-units will be split between two buildings — a 69-unit building along 10th Avenue and a 78-unit building situated along 31st Street. Dave Drown, developer and president of GLD Commercial, noted the project will come online faster while maximizing onsite green space by containing the units in two buildings.
“There’s been a pent-up demand for a variety of types of multifamily,” Drown told The Gazette. He also noted the importance of location, amenities and price points. “For this project, in particular, it’s unique to have an infill development instead of building on the outer edge of a community. And this is in reasonable walking distance to grocery stores and many other businesses.”
The $25 million Green Park Apartment project was awarded $1 million in workforce housing tax credits from the Iowa Economic Development Authority last fall.
