For developer Darryl High of High Properties, a vision of the Coral Galleria retail development began brewing over 15 years ago. Then came a global financial crisis and the rise of e-commerce — both largely impactful on the brick-and-mortar retail market. But High never wavered from his original dream of a premier retail development and partnership with the land owner, the Greer family.
Despite unforseen delays, High stayed focused on developing roughly 17 acres into Coral Galleria. With construction on the first building beginning in 2012, the development is nearly half complete.
What started as bare land has developed into one of Coralville, Iowa’s premier shopping destinations. Situated along 2nd Street/Highway 6, across from Coral Ridge Mall, Coral Galleria has become a vibrant community hub, providing a mix of retail, service dining and lodging options.
Coralville’s location within minutes of a Big Ten Conference participant, the University of Iowa, leads to an abundance of Hawkeye football fans, U of I families and Stead Family Chilcren’s Hospital visitors in the area. Proximity to Coral Ridge Mall and I-80/I-380 makes the Coral Galleria retail development ideal for drawing in visitors.

Construction began in 2012 with a 100-room Residence Inn by Marriott, and all-suite extended stay hotel featuring full kitchens, and next came a stand-alone LongHorn Steakhouse.
The first retail strip building at 2601 James Street was constructed in 2019. The tenants in this building include Taco John’s, Midwest Dental and Five Guys.
In 2020, construction began on the second retail strip resulting in an eclectic tenant mix including Nothing Bundt Cakes, Pearle Vision and Chapter Aesthetic Studio. 2022 brought a stand-alone Pro-Clean Car Wash, an express and full-service car wash.
Construction is complete on the third retail strip housing LoveSac, The Good Feet Store and Sleep Number. Situated between Lovesac and The Good Feet store, only one suite remains available for lease at 1,119 square feet.
Two additional parcels along 2nd Street/Highway 6 will house retail strip centers or stand-alone retail buildings with potential for a drive-through(s). An additional 5.8 acres of Coral Galleria retail development land, immediately south of the existing retail buildings, is available within the development.
